Chapel Hill and Carrboro

Even though Chapel Hill and Carrboro merge and may seem to many like one larger town (they do share the same school district), they are in fact fairly distinct communities.  Carrboro is small, has a very tight-knit community feel about it complete with a wonderful gathering center - Weaver Street Market - that has outdoor food, music and draws a huge crowd of locals pretty much all day every day.  It also is the home to a wonderful Saturday morning/Wednesday afternoon Farmer's Market.  Chapel Hill is home to the University of North Carolina and therefore has not only a large, transient student population (with many townhomes and condos for less expensive, smaller student needs) but also has a lovely historic district centered on Franklin Street, and three large, new subdivisions in addition to many smaller, more mature neighborhoods.  Presently, three subdivisions are finishing up their new construction leaving very little brand-new construction going on in Chapel Hill.  Although this will change some over the next few years, presently there is a shortage of new, reasonably priced homes in the Chapel Hill school district, and this is not likely to change soon.  To clarify what we call "Chapel Hill" in the figures that follow, there are a number of new subdivisions that lie in Chatham County but  have Chapel Hill addresses.  These include The Preserve and Governor's Club.  These are wonderful communities but are not included in the Chapel Hill school district.  For this report, we strictly adhere to Chapel Hill addresses that are in the Chapel Hill-Carrboro school district.

Price range

As of January, 2007, there were 60 homes listed in Carrboro, including townhomes and condominiums. Townhomes start at $101,500. Detached homes start at $119,900 for 1028 sq. ft. to $900,000 for a 3,500 sq. ft. home.

For Chapel Hill, a number of available townhomes and condominiums start as low as $57,950. There were 163 detached homes for sale, ranging from $147,300 for a 1,593 sq. ft. home to $3,200,000 for a 4,700 sq. ft. home.

Examples of Chapel Hill subdivisions are:

  • Meadowmont, where prices range from about $600,000 to $1,500,000.

  • Lake Hogan, with prices from $415,000 to well over a million

  • Southern Village, prices from $498,000 to well over a million

  • Winmore, a brand new community being built off of Homestead Road with prices starting in the $400,000 range

  • Providence Glen, 1,126  - 1,524 sq. ft. townhomes ranging in price from the $160,000s to $240,000s

  • Vineyard Square, 1,810 - 2511 sq. ft. townhomes ranging in price from the $260,000s to well over $300,000.
