Durham

Durham truly has a home for every budget and lifestyle. For those who like older homes - those bungalow, Craftsman and Victorian beauties- they can be found in several Durham neighborhoods. Many of these neighborhoods are being renovated at a fast pace, and historic homes are very sought-after.

The following are statistics according to the Multiple Listing Service as of January, 2007, for these historic neighborhoods:

Lakewood Starting at $125,000 for 1280 sq. ft. built in 1923.

Old North Durham starting at $69,000 for 850 sq. ft. built in 1954

Watts-Hillandale starting at $144,900 for 1,676 sq. ft. built in 1959

Trinity Park (map) starting at $99,900 for 850 sq. ft. built in 1950

Other Durham neighborhoods:

Parkwood This is a subdivision that was started in the early '60s and completed around 1983. These are mid-size homes of about 1,500 sq. ft., and with a price average of $97/sq. ft. Besides the price point, other advantages are an excellent location and a family-oriented lifestyle. Parkwood is only minutes from RTP, and with easy highway access to Raleigh and Chapel Hill.

Hope Valley A community started in the early 80's and where new homes are still being built. The average home is around 2,900 sq. ft. and the price average is $141/sq. ft. Homes start as low as $114,900 up to $3,200,000. Hope Valley is also convenient to Duke University and all points in the Triangle.

As of January, 2007, there were 1,333 detached homes for sale in Durham, and just over 250 condominiums and townhouses. The lowest price was $50,900 for a 820 sq. ft. condominium to more than $3,000,000 for larger and newer homes.

It is important to understand that Durham is very diverse, and the list offered here is necessarily limited. For example, the Southpoint area is seeing a great deal of new construction, and the top-end Meadowmont subdivision is still building on the Durham side.
